Thrivewell Court is a proposed five-home residential cul-de-sac within the greater vision of Thrivewell Estate. Nestled at the far western edge of the property and accessed through the private 120 Hill Street easement, this quiet lane is being thoughtfully designed to welcome a small group of long-term residents into the story of this land.

It is not a subdivision in the conventional sense. There are no spec homes, no mass grading, no disconnect from the character of the estate. Thrivewell Court is a response—to necessity, to opportunity, and to the call to create something enduring.

Why Thrivewell Court Was Born

In early planning, the hope was to restore the original Gilded Age mansion. But after a full structural evaluation, it became clear: the home could not be saved. A year of exposure had taken it’s toll, and the damage was too great. To honor its legacy, we must now rebuild, carefully, faithfully, and from the foundation up.

This rebuild comes with greater costs, deeper commitments, and an even stronger desire to uphold the integrity of the estate. And so Thrivewell Court was born, not as a workaround, but as a way forward. A way to fund the restoration without compromise. A way to preserve the land through use, not overuse. A way to invite a handful of residents to become true stewards of this place.

What Thrivewell Court Will Be

  • Five residences, including the Founder’s House

  • Each home will be custom-built by Gilmore Building Co.

  • Architecture will echo the estate’s historic roots, Victorian-inspired with timeless materials

  • All homes will be governed by an HOA focused on stewardship, design integrity, and community alignment

  • Short-term rentals, high-turnover ownership, and commercial activity will be prohibited

  • The private drive will be maintained by Thrivewell Estate LLC and remain open to emergency access and utility infrastructure

Residents will also receive limited access to estate trails, gardens, and curated events, ensuring a relationship with the land and its rhythm, without infringing on the privacy and sacred use of the main estate grounds.

A Sacred Layer to the Vision

Each home at Thrivewell Court will also hold a piece of the original mansion, an architectural element salvaged from the structure before its dismantling. In this way, the legacy of the manor lives not just in one building, but across a small neighborhood that exists because of it. A physical and symbolic gesture that says: we carry what came before us.
